What records start a seller disclosure dispute after closing?

The transaction file is the starting point. The disclosure report, the purchase agreement, the inspection report and the first photographs of the problem show what was stated and when the condition was found. Repair estimates and diagnostic reports describe the cost.

How is a title problem different from a disclosure problem?

A title problem concerns who holds an interest in the property and what is recorded against it. A disclosure problem concerns what a seller stated about the condition of the property. The records differ, so the two questions are reviewed separately.
