Our usual representation fee is $2,000 initially, followed by $500 per month starting after the first 30 days while representation remains active. Drafting, hearings, motions and calls are included within the agreed matter. Expert expenses and court filing costs are separate. The firm does not advance those costs. Tax deeds, redemption, indemnity and surplus funds

An Illinois tax sale runs on dates. The certificate date controls which version of the Property Tax Code applies. The redemption period runs under 35 ILCS 200/21-350 and the amount due is computed under 35 ILCS 200/21-355. A tax deed order issues under 35 ILCS 200/22-40, and a challenge to that order is governed by 35 ILCS 200/22-45.

Owners, heirs, mortgage holders and certificate holders each hold a different position in the same case. The firm completes a conflict review before accepting any of those roles.

A dispute over a purchase, a boundary, a title defect or a condition found after closing turns on the contract, the recorded documents and the disclosure the seller signed. For residential sales, the Residential Real Property Disclosure Act, 765 ILCS 77, sets out what the seller must disclose and what follows when the form is wrong.

Start with the closing file: the contract and its riders, the disclosure form, the title commitment, the survey, the inspection report and the dates on each.

Civil disputes

Civil litigation, consumer fraud and insurance claims

A civil case is organized around the claim, the limitations period and the evidence you can produce. Deceptive practices claims run under the Consumer Fraud and Deceptive Business Practices Act, 815 ILCS 505, with the private right of action in 815 ILCS 505/10a. A denied or delayed insurance claim is read against the policy first, then against Section 155 of the Illinois Insurance Code, 215 ILCS 5/155.

Probate and estate administration

Illinois probate runs under the Probate Act of 1975, 755 ILCS 5. The practical questions come early: whether an estate has to be opened at all, who is appointed and receives letters of office, whether administration is independent or supervised, and how claims against the estate are handled.
